What Does it Take to Build a New Middle School?
87.4% of the total project cost will be used in construction of the new Middle School and demolition of the current school.
Of the $285 million budget, about seven of every eight dollars are needed for the actual construction of this modern, efficient Middle School.
Once the final design is completed, the District will notify firms in our region of a series of bid packages for construction services. By law, their proposals will be reviewed by the school board and each will be awarded to the lowest-price, qualified bidder.
The budget for construction has been developed based on the current market conditions and recent public construction projects. Because this project will take several years, the construction budget includes both construction inflation and contingencies for design changes or unexpected events (such as environmental issues in the current Middle School or a disruption in the supply chain for materials).
87.4%
12.6%
12.6% of the total project cost will be for Professional Services and the purchase of furnishings and equipment (FFE) needed to operate the school.
These costs include architectural and engineering services, construction management, site development, permitting, commissioning, contract management, legal and insurance costs, environmental compliance, and all other expenses required to meet building codes and modern educational standards.
Because of the complexity of this project, the District has hired a single experienced program manager, ICS of Media, PA, to manage the entire project. They are responsible for ensuring that approximately $30 million of construction and professional services are delivered on-time and on-budget from the firms under contract.
ICS will report these costs directly to the school board and administration each month for approval, ensuring close oversight of all spending.
COST COMPARISON OF PROFESSIONAL SERVICES AND FFE:
High School Project: 14.0% of the current project
Middle School Project: 12.6%
Direct Construction Costs are $7 out of every $8 of Middle School project costs
With a project timeline of roughly four years, budgets reflect how material and labor costs may increase, as well as other contingencies.
